Location:

Sitka is a seaside community nestled on the west side of Baranof Island. It is 95 air miles southwest of Juneau and 185 miles northwest of Ketchikan. These parcels are located on the north end and east side of Middle Island, approximately 2.75 miles from the boat launch located at the Sitka Ferry Terminal. The ferry terminal is approximately 7 miles from the downtown business district.

How to Access

The parcel is in an area with no constructed road access. Boat or aircraft is required to gain access to the parcel. The shoreline may be suitable for a dock or landing craft.

Utilities

No public utilities are available in the subdivision. Water is typically obtained through rain water collection methods, and stored in a cistern. Waste water is typically handled by on site septic systems or a marine outfall which need to meet requirements of the Alaska Department of Environmental  Conservation requirements.

Muni/Borough Authority

Middle Island Subdivision is within the City and Borough of Sitka. Current zoning for Middle Island is open residential low density requiring one acre minimum lot size, allowing mostly for single-family residences.

Additional Notes

The parcel has a steep, small cliff section that is approximately 75% of the beach frontage. The lot is a conforming waterfront lot and typical of other lots in this subdivision.
