The parcel is located off the Kenai Spur Highway.
From the Sterling Highway and Kenai Spur Highway junction, travel approximately 8-9 miles to Highbush Lane. At the end of Highbush Lane, where it dead ends, travel east on the partially constructed utility easement that follows the section line easement. The parcel’s northwest corner is approximately 0.20 miles from the end of Highbush Lane.
Utilities such as natural gas, water, sewer, electricity and telephone are in the area but not immediately available. An electric transmission line extends along the section-line and north boundary of the subject but the distribution line runs along the west side of Highbush Lane approximately 1,000 feet to the west.
Public water and sewer are approximately 1,500 feet to the southwest. Gas service would also require a line extension to the parcel.
The parcel is within the Kenai Peninsula Borough and is subject to real property taxation and zoning restrictions. The parcel is zone RR, Rural Residential.
The parcel falls within wetlands classified as a Lakebed Ecosystem. Additional permitting may be required for development of the parcel.
Access to the parcel is dedicated but undeveloped. A section line easement to the north of the parcel is partially constructed running west to Highbush Lane.
