Olnes East Subdivision is located approximately 14 miles north of Fairbanks on the east side of the Elliott Highway near milepost 9. The subdivision consists of residential homes and recreational cabins.

How to Access

The parcel is located approximately 15 miles north of Fairbanks on the east side of the Elliott Highway. Access is by taking the Elliott Highway to approximately milepost 9, then by turning onto At Your Own Risk Road to Lundeberg Road to Simpson Way. The constructed portion of Simpson Way ends about 3,000’ feet short of the lots. Simpson Way is a rough dirt road/ATV trail.

Utilities

Electricity is available about 1 mile from the parcel. There are no public water and sewer services available. Water is typically handled by private wells and sewer is typically handled by private septic systems which will have to conform to Alaska Department of Environmental Conservation (DEC) requirements.

Muni/Borough Authority

The parcel is located within the Fairbanks North Star Borough and are subject to real property taxation and zoning restrictions. The parcels are zoned RE-4 (Rural Estate, minimum 160,000 square feet lot size).

Additional Notes

The parcel is situated on a gentle west facing hillside with well to adequately drained soils and vegetated with spruce, aspen and birch trees.
