Location:

Aspenwood Subdivision is located on both sides of the George Parks Highway (Parks Highway), approximately two miles west of Ester and about 10 miles west of Fairbanks. The parcels are located on the north side of the highway.

How to Access

Aspenwood Subdivision parcels may be accessed from Milkmaid Lane, approximately 12 miles south from the Fairbanks Airport on the AK-3 South (Parks) Highway. Milkmaid Lane is a right hand turn off the highway heading south. Follow Milkmaid Lane until the fork, then turn left onto Parks Ridge Road. The subdivision begins about half a mile southwest on Parks Ridge Road.

This lot in Block 1 may be accessed from the Parks Highway and turning onto Parks Ridge road. The road is partially constructed and there is a trail that can be walked to access the parcel at this time.

Utilities

Electricity is available at the Parks Ridge Rd northern entrance to the subdivision. There is no public water or sewer, private wells and septic systems are common in the area and must conform to Alaska Department of Environmental Conservation (DEC) requirements.

Muni/Borough Authority

The subdivision is located in the Fairbanks North Star Borough and is subject to real property taxation and zoning restrictions.

Additional Notes

The parcel has have mostly gentle sloping topography and adequately drained soils with vegetation consisting of spruce, aspen, and birch trees. The parcel is mainly south facing with views of the Tanana Basin and Alaska Range.
