Location:

Aspenwood Subdivision is located on both sides of the George Parks Highway (Parks Highway), approximately two miles west of Ester and about 10 miles west of Fairbanks. The parcel is located on the south side of the highway.

How to Access

The southern portion of Aspenwood subdivision is accessible by a partially developed road. From Fairbanks, travel south on the Parks Highway for about 8 miles. Turn onto Cripple Creek Road on the south side of the Parks Highway, follow Cripple Creek Road for about 1.4 miles. Then turn onto Aspenwood Drive. The road is partially developed and the parcel may only be accessed by foot at this time.

Utilities

Electricity is in the area, but not developed to the parcel. There is no public water or sewer, private wells and septic systems are common in the area and must conform to Alaska Department of Environmental Conservation (DEC) requirements.

Muni/Borough Authority

The subdivision is located in the Fairbanks North Star Borough and is subject to real property taxation and zoning restrictions.

Additional Notes

The parcel has mostly gentle sloping topography and adequately drained soils with vegetation consisting of spruce, aspen, and birch trees. The parcels are mainly south facing with views of the Tanana Basin and Alaska Range.
