OTC: Salcha, Little Harding Lake Subdivision

Location


Salcha is located at the mouth of the Salcha River, 33 miles southeast of Fairbanks on the Richardson Highway, near what was once the Aurora Lodge.

These parcels are close to Harding Lake, a popular body of water for canoes, motorized boats, jet skis or other watercraft. The shoreline is lined with recreational cabins and a few year round homes.   Harding Lake State Recreation Area (SRA) is located on the north side of the lake.  The recreation area features a boat launch facility, picnic sites, ball fields. Hiking along nature trails is another activity available at Harding Lake SRA.  There is fishing for lake trout, arctic char and burbot.

Little Harding Lake Subdivision is located between Salcha Drive and Little Harding Lake near milepost 319 Richardson Highway, approximately 37 miles southeast of Fairbanks. The neighborhood which includes Harding Lake is located adjacent (across Salcha Drive) to the subdivision.

Little Harding Lake is a small lake/pond, approximately 50 acres in size which Alaska Department of Fish and Game used to stock with rainbow trout before northern pike found its way into the lake.

Access


Both parcels have road frontage and access by Salcha Drive, a paved road.

Municipal Authority


The parcels are located within the Fairbanks North Star Borough and are subject to real property taxation.  The parcels are zoned Rural Estate District 2 (RE-2).

Utilities


Electricity and phone service is available along the road frontage. Public water and sewer are not available in the area.   Water is typically handled by a private well or holding tank and sewer is typically handled by a private septic system which would have to conform to Alaska Department of Environmental Conservation requirements.

Notes


Vegetation on the parcels includes black spruce and some birch trees.  Soils are poorly to adequately drained with some permafrost.
