Access


Parcels 9400654 and 9400655 are accessible by Dianthus Road (not constructed), parcel 9400657 is accessible by Aspenwood Drive, and parcels 9400780 – 9400783 can be accessed by Parks Ridge Rd.

None of the parcels with Parks Highway frontage are allowed direct access to the Parks Highway (see note 15 on Alaska State Land Survey 84-20).

Municipal Authority


The subdivision is located in the Fairbanks North Star Borough and is subject to real property taxation and zoning restrictions.

Utilities


Electricity is available at the Parks Ridge Rd northern entrance to the subdivision. There is no public water or sewer, private wells and septic systems are common in the area and must conform to Alaska Department of Environmental Conservation (DEC) requirements.

Notes


The parcels have mostly gentle sloping topography and adequately drained soils with vegetation consisting of spruce, aspen, and birch trees. The parcels are mainly south facing with views of the Tanana Basin and Alaska Range.
