Aspenwood subdivision is located on both sides the George Parks Highway (Parks Highway), approximately two miles west of Ester and about 10 miles west of Fairbanks.

Access


Parcels 9400654 and 9400655 are accessible by Dianthus Road (not constructed) while parcels 9400656 and 9400657 are accessible by Aspenwood Drive (constructed parcel 9400656’s southeast comer).

None of the parcels with Parks Highway frontage are allowed direct access to the Parks Highway (see note 15 on Alaska State Land Survey 84-20).

Municipal Authority


The subdivision is located in the Fairbanks North Star Borough and is subject to real property taxation and zoning restrictions and are zoned RE-2 (Rural Estate, minimum 80,000 square feet lot size).

Utilities


Electricity and phone service is on the north side of the highway at the Parks Ridge Road’s northern entrance to the subdivision and on the south side to parcel 9400656’s northeast and southeast comers. There are no other public utilities available and instead private wells and septic systems are used, which would have to conform to Alaska Department of Environmental Conservation requirements.

Notes


All lots have mostly gentle sloping topography with well to adequately drained soils and vegetation consists of spruce, aspen and birch trees. All lots have some view, either of the Goldstream Valley to the north or of the Tanana Valley and the Alaska Range to the south. The properties have irregular shapes and range in size from 3.039 to 5.130 acres.
