Parcels 9400654 and 9400655 are accessible by Dianthus Road (not constructed) while parcel 9400657 is accessible by Aspenwood Drive.

None of the parcels with Parks Highway frontage are allowed direct access to the Parks Highway (see note 15 on Alaska State Land Survey 84-20).

Municipal Authority

The subdivision is located in the Fairbanks North Star Borough and is subject to real property taxation and zoning restrictions and are zoned RE-2 (Rural Estate, minimum 80,000 square feet lot size).


Electricity and phone service is on the north side of the highway at the Parks Ridge Road’s northern entrance to the subdivision. There are no other public utilities available and instead private wells and septic systems are used, which would have to conform to Alaska Department of Environmental Conservation requirements.


All lots have mostly gentle sloping topography with well to adequately drained soils and vegetation consists of spruce, aspen and birch trees. All lots have some view, either of the Goldstream Valley to the north or of the Tanana Valley and the Alaska Range to the south. The properties have irregular shapes.
