Access


There is no platted legal or developed access to the parcel. However, the Kenai Spur Highway is approximately half a mile to the north and the State of Alaska owns the lands separating the parcels from the highway. It may be possible to acquire an easement from the Division of Mining, Land & Water for access purposes. Floatplane access via the lake may also be possible, the lake is approximately 2,500 feet in length.

Municipal Authority


The parcel is located within the Kenai Peninsula Borough and is subject to real property taxation. The Kenai Peninsula Borough does not specifically zone within the borough. The subject is not located within an incorporated city. General land use guidelines are applicable, but non-restrictive to the current use.

Utilities


No utilities are currently available on the parcel. Electricity and natural gas are in the nearby area. There are no municipal water or sewer systems available. Private wells and septic systems are typical in the area. All on-site well and septic must meet the requirements of the Alaska Department of Environmental Conservation (DEC).

MHT 9200755 has approximately 720’ of waterfront on the lake. The parcel has gravel based soils, generally drains well, and appears to be suitable for improved uses including on-site well and septic systems. The parcel is heavily vegetated with underbrush, alders, willows, spruce, and birch.
