Delta Junction is a second-class city approximately 200 miles west of the Canadian border and approximately 85 miles southeast of Fairbanks. The community centers around the junction of the Alaska and Richardson Highways.

Access


The parcels are located on the north side of the Alaska Highway (east of the Trophy Lodge) and are located on Miller Avenue, which is an unconstructed platted right-of-way and is generally not accessible by road vehicles, except possibly in dry conditions.

Municipal Authority


The parcels is located in the unorganized borough and not subject to property taxes or zoning regulations.

Utilities


Electricity is available from Golden Valley Electric Association. There are no public water or sewer services in the area. Private wells and septic systems are common in the area and must conform to Alaska Department of Environmental Conservation (DEC) requirements.

Notes


The topography is generally level and vegetation consist mostly of spruce and aspen trees. Soils are considered adequate to well drained. Surrounding uses include residential and recreational use.
