The parcels can be access by Parks Ridge Rd. and/or Hibiscus Loop, both of which are unconstructed platted roads.

Municipal Authority

The subdivision is located in the Fairbanks North Star Borough and is subject to real property taxation and zoning restrictions.


Electricity is available at the Parks Ridge Rd northern entrance to the subdivision. There is no public water or sewer, private wells and septic systems are common in the area and must conform to Alaska Department of Environmental Conservation (DEC) requirements.


The parcels have mostly gentle sloping topography and adequately drained soils with vegetation consisting of spruce, aspen, and birch trees. Both parcels are mainly south facing with views of the Tanana Basin and Alaska Range.
