Phone service is available along the road frontage but no other public utilities are available.  Electricity is typically handled by an on-site generator. Water is typically handled by a private well and sewer is typically handled by a private septic system which would have to conform to Alaska Department of Environmental Conservation requirements.

Parcel 9400701 contains 12.32 acres and is comprised of three tracts, O, P, and N. Tract O of the parcel is located on an island between two forks of the Chena River requiring a bridge to make it road vehicle accessible. There are two smaller areas located in the parcel's northwest and northeast portions that have highway frontage. The parcel has level topography and drainage is considered to be good but with areas subject occasional flooding (especially in the portions near the road frontage where water can be seen flowing in the road ditch quite frequently). Vegetation consists mostly of mature white spruce, birch and cottonwoods. There is an embankment located near the western boundary that people use for parking and camping.

Tracts P and N of the parcel have northern and western boundaries that are a meander of the North Fork Chena River. This portion of the property is located across the river from the road and requires a bridge to make it road vehicle accessible. This portion of the property has rolling topography and drainage is considered good to adequate, but with portions being subject to occasional flooding. Vegetation consists of birch, cottonwoods and spruce trees.
