The parcels are located outside city limits, but all land development is subject to Matanuska-Susitna Borough Code regulations that address building setbacks and permit requirements for a number of "conditional uses".

There are presently no utilities to the parcel, but electricity and telephone are in the general area. There are no municipal water or sewer systems available. Private wells and septic systems are typical in the area. All on-site well and septic must meet the requirements of the Alaska Department of Environmental Conservation (DEC).
