Location


The community of Big Lake is located 13 miles west of the town of Wasilla, sitting on the shores of Big Lake itself and is adjacent to the Houston and Knik-Fairview areas. Big Lake falls within the transitional climate zone, which is characterized by a semi-arid atmosphere, long, cold winters, and mild summers.

The parcels are located at the north end of an unnamed lake between West Lake and Muleshoe Lake near Big Lake, Alaska.

Access


Primary access is noted to be either by boat or float plane during summer months.

Winter months, access may be limited to snow machine or plane.

Municipal Authority


The parcels are located within the Matanuska-Susitna Borough and are subject to real property taxation. The Matanuska-Susitna Borough does not specifically zone within the borough. The parcels are not located within an incorporated city. General land use guidelines are applicable, but non-restrictive.

Utilities


Electricity, telephone, and natural gas services are in the area but will need to be assessed by prospective bidders for availability.

There are no public water and sewer services available. Water is typically handled by private wells and sewer is typically handled by private septic systems which will have to conform to Alaska Department of Environmental Conservation (DEC) requirements.

Notes


The neighboring lakes, West Lake and Muleshoe Lake, are very popular recreational areas during both summer and winter months for local Alaskans and visitors.
